Gevel nano coating - 2C Color Coat

Vastgoedonderhoud Leiden successfully carried out a facade renovation on the Schoolmeesterpad in Leiden, in which the outdated Trespa facade elements were treated with a durable protective layer. The work is part of a broader maintenance approach aimed at sustainable preservation, aesthetic restoration and limiting future maintenance.

Trespa (HPL – High Pressure Laminate) is known for its strength and weather resistance, but this material is also susceptible to discolouration, loss of gloss and contamination after years of exposure to UV radiation, rain, pollution and temperature fluctuations. The white facade parts (originally RAL 9010) showed visible dullness, staining and uneven discolouration, which negatively affected the appearance of the residential complex.

Objective of the project

The work on the Schoolmeesterpad had three clear objectives:

  • Restoring the original appearance – the facade had to regain its bright, even white colour and fresh appearance;

  • Protection of the existing material – to prevent further ageing and damage to the top layer of the Trespa;

  • Reduction of future maintenance pressure – so that the facades remain clean and presentable for longer with minimal effort.

The solution: 2C Colour Coat in RAL 9010

To achieve these goals, 2C Colour Coat was chosen, an innovative two-component coating that is extremely suitable for hard surfaces such as Trespa. The coating was applied in the colour RAL 9010 (pure white), a frequently used colour for facade finishes because of its fresh, neutral appearance that fits well in residential environments.

2C Colour Coat offers several functional and aesthetic advantages:

  • Thin, even coverage: With a layer thickness of approximately 20 microns, the surface becomes beautifully even and the original shape and texture are retained.

  • Satin finish: Provides a modern and neat appearance without mirror reflections.

  • Hydrophobic effect: The coating actively repels water and dirt, which helps prevent rain streaks, algae deposits and air pollution.

  • UV resistance: The colour is retained longer, with less risk of yellowing or discolouration.

  • Fast processing without dismantling: The Trespa panels could be treated on site, without dismantling or replacement.

Execution and method

Prior to the coating, the entire surface was professionally cleaned, degreased and prepared, so that optimal adhesion and an even result could be guaranteed. The coating was then carefully applied in a controlled process, with a focus on clean lines and even coverage. Thanks to the fast curing time, the work could be completed efficiently without long-term inconvenience for residents or the environment.

Sustainability and economic added value

In addition to aesthetic restoration, this approach also offers important sustainability benefits:

  • Preservation of existing materials – instead of replacing, they are renewed through upgrading;

  • Less waste and CO₂ emissions – no production or transport of new facade panels required;

  • Lower energy and resource consumption – no demolition, no container transport, no waste incineration;

  • Long-term protection – less frequent maintenance means fewer cleaning agents and man-hours;

  • Cost-saving – lower investment than complete replacement, with a comparable visual impact.

Added value for residents and the environment

The renovated facade contributes to a well-maintained, safe and attractive living environment. Residents experience more living pleasure, the appearance of the building has been refreshed and fits the architectural intention again. For the manager or owner, this means lower maintenance costs, fewer complaints and a better presentation to tenants, visitors and stakeholders.

The project at the Schoolmeesterpad shows how existing facades can be restored and protected in a sustainable and cost-efficient way with the right resources. With the help of 2C Colour Coat, it is possible to give outdated Trespa facade elements a second life while retaining their appearance, sustainability and value retention. This approach fits in seamlessly with the current need for circular and low-maintenance real estate management.
