The concrete elements around Van der Valk Hotel Nootdorp are part of the visual identity of the building. They give the building its characteristic appearance and literally form the basis of the architecture. However, due to their location, close to the ground and often in the shade, these parts are particularly susceptible to the growth of algae, lichens and atmospheric pollution. Particularly in the autumn and winter months, when moisture remains on the surface for a long time, a green, uneven deposit is created that negatively affects the appearance of the hotel and makes cleaning maintenance more difficult.
To tackle this problem at the source, a two-step treatment was carried out: the elements were first thoroughly cleaned and then treated with the water-based, transparent product Stone Coat. This protective layer ensures that dirt and moisture have less grip on the concrete, which leads to a long-lasting cleaner result.
Purpose of the treatment
The cleaning and protection method used was aimed at:
- Restoring a neat and professional facade appearance
- Removing caked-on deposits, mosses and algae without damaging the concrete
- Creating a long-lasting water and dirt-repellent surface
- Reducing the frequency of maintenance and cleaning activities
- Extending the lifespan of the concrete
- Improving the overall guest experience and safety around the hotel

Technical method
Step 1: Deep cleaning of the concrete surfaces
The cleaning was carried out with a combination of biodegradable cleaning agents and light mechanical support, which:
- The original structure and colour of the concrete were visibly restored
- Algae, lichens and atmospheric dirt were removed from deep within the pores
- The substrate was activated for optimum absorption of the protective layer
Step 2: Treatment with Stone Coat
After the substrate had completely dried, the surface was treated with Stone Coat, a transparent and breathable impregnating agent that:
- Creates a hydrophobic (water-repellent) effect
- Is absorbed deep into the concrete and protects from within
- Does not cause any gloss or discolouration – the natural look is retained
- Significantly slows down new growth of algae and moss
- Is frost and UV resistant, which means the concrete ages less quickly
- Can easily be reapplied in the future as a maintenance layer
Relevance for hotel environments
A well-maintained outdoor environment is essential for a hotel such as Van der Valk. Not only because it contributes to a professional appearance, but also because it has an impact on:
- The first impression of guests upon arrival
- The hygiene experience around entrances, parking spaces and terraces
- General safety – a clean, dry surface is less slippery
- The total maintenance plan of the facility service
By investing in this preventive treatment, the concrete is better protected and expensive repairs are prevented in the long term.
Long-term benefits
The combination of cleaning and coating provides structural benefits:
- Fewer cleaning sessions per year
- Less use of cleaning agents and water
- Less wear and tear due to high-pressure cleaning
- Preservation of original concrete details and colour
- Lower maintenance costs in the medium term
- Positive contribution to the sustainability and environmental objectives of the hotel
